Job Description

To ensure leasing & marketing of the Real Estate portfolio along with effective business development activities

Lease Management:
•Prepare plan to lease asset
•Issue necessary tender documents for Lease & Marketing Management Vendor
•Evaluate, review & recommend tender bids to GM for his approval on the Lease Management Vendor (if outsourced)
•Market the project & identify interested customers (if outsourced, in coordination with the Vendor)
•Prepare (in coordination with vendor - if outsourced), review & recommend lease agreement in liaison with Group Legal Department / Legal Executive (for GM’s approval)
•Evaluate yields as per terms of the contract and benchmark the same against market & cut off yields. Generate necessary reports for the same for review by GM
•Flag off properties being leased out at below market yields to the Asset Manager (to review best use of land)
•Oversee the management of the leasing process - negotiation, monitor lease payment schedules, adherence to leasing terms, ensure delivery of security deposits, insurance certificates etc.
•Prepare monthly, quarterly and yearly lease sales reports
•Vendor Relationship Management - Create, maintain, grow and foster quality relationships specifically with valued partner brokerage firms and in general with the greater brokerage community

Marketing & Branding:
•Generate & convert customer leads
•Oversee management of site visits for prospects, organization of trade shows, response to queries
•Assist the Lease Management vendor with development and implementation of marketing programs, including advertising, meetings & industry events (if outsourced, or else to be done internally)
•Assist the vendor in implementation of branding programs such as marketing flyers, vacant space signs, site plans, building signage, etc. (if outsourced, or else to be done internally)
•Incorporate best practices (followed by leasing partners / competitors in customer acquisition, documentation and application of marketing techniques)
•Develop an in-depth understanding of tenants -- their business, strategies, customers, and trends that impact their need for space

Collections / Receivables Management:
•Assume overall responsibility of Collections from Customers and Receivables Management
•Analyze delinquent accounts and prepare report on high risk accounts including recommendations for resolution
•Plan & negotiate payment programs with high risk delinquent customers
•Review the credit line analysis (to be conducted by the Marketing Executive). Based on the analysis provide conclusion and recommendations to determine credit line amounts. Ensure communication of credit terms to customers
•Review and adjust credit lines on a regular basis
•Implement liens as necessary to major delinquent account as approved

People Management:
•Review & monitor performance of the Lease & Marketing Executives
•Coordinate with Lease Management Vendor team
•Maintain relations with the lessee, prospects and leasing partner
